When our clients lost their home to a wildfire, they came to Plant Prefab seeking an efficient design and construction process that would still allow them to create a beautiful, custom home.
The Ray Kappe LivingHome 3 met many of their parameters and kick-started the design phase with an established program: an open-plan kitchen, dining, and living area with three bedrooms and two-and-a-half baths on the first floor, plus a large bedroom suite comprising the entire second floor.
Working from this schematic, the floor plan was flipped to accommodate an existing pool on the property. Next, the primary suite was re-imagined and an expansive roof deck was added to make the most of the scenic property. Sliding-glass doors in the rear of the suite lead to a private balcony for tranquil mountain views, while the roof deck and full-height glass in the front of the suite look out onto the Pacific. Signature design elements of the Ray Kappe LivingHome 3 were preserved, including exposed steel framing, a soaring double-height space in the living room, and an interior courtyard separating shared living spaces from private sleeping quarters.
Carved into the hillside adjacent to the home is a three-car garage with a two-bedroom guest house on the second floor. Clerestory windows facing the primary residence ensure complete privacy for both structures, while oversized windows in the the bedrooms and living room frame mountain and ocean views.
The garage was built on-site while the living spaces were fabricated at Plant Prefab. The 3268-square-foot main home was fabricated as eight Plant Modules and the 822-square-foot guest house was fabricated as three Plant Modules.
